The Home for Little Wanderers is seeking to redevelop a 2.5-acre Roslindale property, demolishing its existing offices and constructing two buildings containing 22 units of housing for clients and 93 apartments and condos marketed to the public.

The nonprofit youth services agency is partnering with Boston-based Alinea Capital Partners LLC on plans for the 780 American Legion Highway property, which currently is occupied by a 2-story, 32,308-square-foot building.

Estimated to take up to four years to complete, the nearly 187,000-square-foot project calls for construction of a nearly 63,000-square-foot behavioral clinical health facility for HFLW and Dimock Street Neighborhood Health Center and 22 units of supported housing for clients, and 93 apartments and condos in a 123,606-square-foot residential building.

As proposed, the project would require zoning board of appeals variances for multi-family use, floor area ratio, maximum height and stories, open space and front and yard depth, according to a project notification form submitted to the Boston Planning and Development Agency.

Alinea Capital is co-led by L. Duane Jackson, a developer and architect who is a member of the Massport board of directors.
