A.W. Perry is expanding its footprint in Everett’s transforming industrial district with the acquisition of a half-acre property at 15 Garden St.

The $2.42 million transaction on Sept. 22 gives the Boston-based developer an over-2-acre development site when combined with its existing adjacent properties at 373 and 383 Second St. acquired in 2017.

In a statement, A.W. Perry Managing Director Robert Maloney said the firm plans to pursue a future redevelopment of the site. The property currently contains a 6,500-square-foot office and warehouse building and surface parking.

Developers have been targeting Everett’s industrial district off Revere Beach Parkway for multifamily and distribution projects following the city’s rezoning of the area and the MBTA’s plans to extend the Silver Line into the neighborhood.

And ExxonMobil hired JLL Boston in September to market its 95-acre tank farm property which spans a large portion of the area.
