A speculative lab project at 35 Cambridgepark Drive has leased 52,859 square feet to a Cambridge-based life science firm.

Syros Pharmaceuticals will occupy the entire fourth floor of the 223,000-square-foot Alewife Research Center, developed by The Davis Cos. of Boston. The lease runs for more than 11 years, according to a Middlesex County Registry of Deeds filing.

The project designed by Spagnolo Gisness & Assoc. involved partial demolition and expansion of a 3-story office building into lab space.

Syros is developing drugs used to treat ovarian and breast cancers and leukemia.

Lexington-based Ribon Therapeutics Inc. leased nearly 27,000 square feet in the building last summer, while Eisai Inc. of Andover committed to 48,700 square feet in July.
