The new owners of commercial properties on Western Avenue in Allston are teaming up with Boston-based developer King Street Properties on plans for a large life science complex and multifamily housing.

In a notification to the Boston Planning and Development Agency, King Street Properties said plans will include 560,000 square feet of office and R&D space, 40 housing units and 22,000 square feet of ground-floor retail and restaurant space.

The site spans two parcels totaling 4.3 acres at 250-280 and 305 Western Ave. currently occupied by Stadium Auto Body, a car rental agency, Subway restaurant, housing and surface parking.

Boston-based Mugar Enterprises and the DiStefano family, which owns Stadium Auto Body, are partnering with King Street Properties.

In recent years, King Street Properties has built and redeveloped properties in West Cambridge, Lexington, Waltham and Framingham to accommodate the life science industry’s expanding footprint outside traditional industry hub Kendall Square.

King Street broke ground in May 2017 on a 144,910-square-foot-spec lab and office building at 828 Winter St. in Waltham. That followed its successful development of 115 Hartwell Ave. in Lexington, a 91,000-square-foot spec lab and office building that is 100 percent leased.

Most recently, it acquired the former MetroWest Daily News offices at 33 New York Ave. in Framingham and leased 63,278 square feet to Woburn-based Replimune for a new office, lab and manufacturing facility scheduled to open in late 2019.
