What was more expensive in 2019: homes in Greenwich, Connecticut or homes in Wellesley?

According to a new analysis by Property Shark, the answer is Greenwich. While Massachusetts contains six of the 10 priciest ZIP codes in New England, including the top spot, three Greenwich neighborhoods took the third, fourth and sixth spots with median sale prices of $1.63 million, $1.62 million and $1.45 million, respectively. New Hampshire’s Rye Beach took the second spot with a median sale price of $1.93 million.

The report looked at all residential sales between Jan. 1 and Nov. 22, 2019.

Across New England, the ZIP code that covers the Prudential Center took top honors for the most expensive place in the region, with a median sale price of $3.67 million. However, that represented only four sales: two in the Belvidere building overlooking the Christian Science Center and two in the Residences at the Mandarin Oriental at 778 Boylston St., according to The Warren Group, publisher of Banker & Tradesman.

Two other Boston ZIP codes, covering the south side of Beacon Hill and the Seaport District, took eighth and ninth place with median sales of $1.4 million and $1.399 million, respectively, and encompassing dozens of sales in each area. The eastern half of Wellesley, with a median sale price of $1.47 million, and Weston, with a median sale price of $1.43 million, took fifth and seventh place. Nantucket, minus the area around Siaconset, took 10th place, with a median sale price of $1.398 million.

Statewide, Middlesex County had 21 of New England’s 50 most expensive ZIP codes, while Norfolk County had nine, Suffolk eight and Dukes and Nantucket counties one each. Outside of Massachusetts, Only Connecticut’s Fairfield County, location of Greenwich and other “Gold Coast” towns, held more than two of the 50 most expensive ZIP codes, with nine total.
