The Boston Planning and Development Agency board of directors approved development of a new 45-unit apartment building in Jamaica Plain.

The building consists of eight affordable units at 3353 Washington St. The residences will occupy four floors over about 2,000 square feet of ground-floor retail space on the 15,000-square-foot site. It was assembled by an affiliate of Boston Community Ventures, 3353 Washington St. LLC.

The building, designed by architectural firm ISA of Cambridge and Philadelphia, will have a mix of studios, one- and two-bedroom units totaling about 45,000 square feet, with recessed rooflines, residential terraces and a shared roof deck with rain garden. The development will be sustainable, and located near the MBTA Orange Line and MBTA bus route. There will be 24 surface parking spaces, with two spaces reserved for retail visitors.

“This project will provide much-needed housing and a modern design standard that integrates with the traditional style of the neighborhood,” Mordechai Levin, principal of Boston Community Ventures, said in a statement. “The retail portion will add to the area’s vibrancy and serve residents, neighbors and visitors.”

The project is projected to create approximately 40 construction jobs, along with several permanent positions. Construction is slated to begin at the beginning of 2017, with an opening planned for early 2018.
