An office-warehouse building near Interstate 93 in Stoneham that’s leased to Beth Israel Lahey Health has been acquired by Framingham-based Calare Properties for $12.85 million.

The 5.6-acre property at 95 Maple St. includes a 23,000-square-foot office-warehouse building, 400 parking spaces and 2,200-square-foot garage. 

The acquisition benefits from its location near I-93 and surrounding commercial cluster including medical, office, lab, retail and multifamily properties, Calare said in a press release.

“We saw tremendous value in the fully leased property to a high quality tenant and long term potential given the optionality of its prime location,” Todd Barclay, vice president of acquisitions at Calare, said in a statement.

Beth Israel Leahy Health uses the site to supports its Winchester Hospital operations.

John Meador of The Boulos Co. represented the seller, 95 Maple St. LLC, and buyer on the transaction and Brookline Bank provided $9 million in mortgage financing.
