The developer of Cambridge Crossing will seek WiredScore Neighborhood Certification to attract additional office and lab tenants.

DivcoWest said the 45-acre site is just the second in the U.S. to pursue the project-wide certification standard for the connectivity, reliability and redundancy of online systems.

Cambridge Crossing is permitted for 4.5 million square feet of space, including 2.1 million square feet of office and lab space. Philips North America signed on as the first commercial tenant, leasing the majority of the 430,000-square-foot 250 North St. building currently under construction which has attained Platinum Wired certification. A second office-lab building totaling 500,000 square feet is now under construction.

DivcoWest acquired the property from Canyon-Johnson Urban Funds and HYM Investment Group in 2015 for $291 million.

“The fact that CX is prioritizing connectivity, a key factor in our productivity, and developing against Wired Certified standards, further validates our decision to move here,” Dr. Joe Frassica, head of Philips Research North America and the company’s chief medical officer for North America, said in a statement.
