A Texas development firm has begun permitting to build a 1.2 million-square-foot warehouse and distribution center at a historic dairy farm property in Middleborough.

Dallas-based Hillwood notified state environmental regulators that the project would generate 5,334 vehicle trips a day, but “is not expected to have a significant impact on the adjacent state-controlled and local roadways.” The filing with the Massachusetts Environmental Policy Office does not identify a tenant.

The development site at 177 East Grove St. includes eight parcels spanning nearly 158 acres. The project would alter approximately 73 acres, including 58 acres of new impervious site coverage. The 65-foot-tall building would be served by 1,780 parking spaces and 288 trailer parking spaces.

Hillwood, founded in 1988 by Ross Perot Jr., said the project will conform to the Massachusetts stretch energy code, and be built to accommodate rooftop solar arrays.

Located between Routes 495 and 28, the site includes 19th-century farmhouse listed on the Massachusetts Historical Commission database and a mix of farmland and wooded areas. Property records identify the current owner as Fallbrook Realty LLC of Lakeville.

Developers have not yet submitted an application to the town of Middleborough, but the project will require approval from the Middleborough zoning board of appeals and conservation commission, according to Town Planner Leeann Bradley.

Unsatisfied demand for e-commerce distribution facilities has prompted industrial developers to search sites outside of Interstate 495 to serve the eastern Massachusetts population center. More than 16 million square feet of industrial projects are proposed, permitted or under construction in Greater Boston, according to research by brokerage Newmark.
