Brookline multifamily developer City Realty is adding to the Brighton condominium pipeline, with plans for a 53-unit project including a semi-automated parking system for 50 vehicles.

City Realty is seeking to redevelop two parcels at 50-56 Leo Birmingham Parkway into a 6-story, 48,645-square-foot complex.

The 0.37-acre site contains a mixed-use building and surface parking lot. The proposed unit mix includes 20 studios, 22 one-bedroom units and 12 two-bedroom units, and 39 units would have private decks. Resident amenities would include a sixth-floor shared outdoor deck, pet washing station, gym and dog run.

The plans call for a ground-floor semi-automated parking system for 50 vehicles. Automated parking systems are becoming more prevalent in Boston as developers seek to avoid the costs associated with below-grade garages.

In addition to a small project review from the Boston Planning and Development Agency, the proposal will require variances from the Zoning Board of Appeal for size and change of use. City Realty is targeting a fall 2019 groundbreaking and winter 2020 completion, according to a project notification form filed with the BPDA.

Completion of the Boston Landing MBTA commuter rail station in 2017 has improved the neighborhood’s transit options – and the market for new multifamily construction.

City Realty is in permitting to redevelop six parcels at Harvard Avenue and Cambridge Street with 228 condos and 106 apartments. And Mount Vernon Co. is nearing completion of the Radius complex at 530 Western Ave., which will contain 132 apartments.
