A partnership of Benenson Capital Partners and Hines seeks to redevelop a commercial property in Brighton as 206 apartments in a 183,800-square-foot building.

The 1266-1270 Commonwealth Ave. property spans nearly 1.3 acres and includes a vacant former drug store and parking lot. Developers proposed a 6-story building including ground-level retail and walkout residential units, along with 74 parking spaces, according to a project notification form submitted to the Boston Planning & Development Agency.

To comply with Boston’s inclusionary development policy, the development would reserve 15 percent of the units, or 31 total, as income-restricted for households earning a maximum of 70 percent of the area median income.

Designed by CBT Architects, the project would retain the existing building’s partial basement for amenity space.

The proposal requires conditional use permits from the city Zoning Board of Appeal for above-grade multifamily dwelling use and ancillary parking. Developers are targeting a 2023 groundbreaking and completion in the third quarter of 2025.
