A $4.1 million contribution from MassHousing will support construction of workforce housing units in Dorchester using energy-saving passive house designs.

Dorchester-based TLee Development will transform a vacant lot at 191 Talbot Ave. into 14 units restricted for moderate-income households earning a maximum of 80 percent and 90 percent of the area median income.

Designs by Boston-based architect Placetailor Inc. incorporate passive house building techniques which reduce energy consumption through tight thermal envelopes.

“This new compact and environmentally sustainable development will surely help catalyze the ongoing revitalization of a key Dorchester community,” MHIC President Joe Flatley said in a statement.

MassHousing provided a $2.7 million permanent loan and $1.4 million from its workforce housing initiative. Additional funding sources included a $4 million construction loan from Massachusetts Housing Investment Corp. and $1.2 million in equity from MHIC’s healthy neighborhood equity fund.

The project built by general contractor One Way Development will include four studios, one 1-bedroom and nine two-bedroom apartments along with ground-floor retail space. Bridgestone Properties will manage the property.
