A joint venture proposes a 550,000-square-foot life science building anchored by a 50,000-square-foot Star Market on a portion of the Landmark Center property in the Fenway. 

The development would be the second recent expansion of the property, which is anchored by the nearly 1 million-square-foot 401 Park Drive formerly known as the Landmark Center. A 500,000-square-foot lab tower under construction at 201 Brookline Ave. has signed leases by Third Rock Ventures and Tango Therapeutics and letters of intent to lease 84 percent of the building. 

Designed by Elkus Manfredi Architects, the proposed 550,000-square-foot lab building would use heat recovery chillers and air source heat pumps to reduce overall energy consumption by 51 percent and receive 96 percent of its heating from electricity.
