A team led by developer Kirk Sykes in partnership with homebuilder Toll Brothers will develop the final 10-acre site at the Boston State Hospital property in Mattapan.
Gov. Charlie Baker today said Sykes’ Primary Corp. and Toll Brothers next year will break ground next year on the project, which will include significant participation by minority- and women-owned businesses and job training for neighborhood residents.
The project will include 367 multifamily units, including 82 ownership units and 121 income-restricted units, 42 of which would be reserved for seniors. The plans also include an urban farming initiative affiliated with Clark/Cooper Community Gardens, a daycare center and a shuttle bus to the Forest Hills MBTA Station.
Commercial tenants will include Ripple Cafe and Brazo Fuerte Artisanal Beer, the first female African-American-owned brewery in New England.
At a press conference, Baker referred to the procurement process as the “Massport model.” The port authority board of directors has prioritized development teams including minority-owned businesses in recent projects such as the Aloft and Element hotels in the Seaport District.
Six development teams submitted proposals for the 10-acre state hospital parcel, which is the last site available at the master-planned property.
A former Boston Federal Reserve Board chairman, Sykes partnered with CV Properties on the Aloft and Element hotel projects, and is partnering with Ares Management on redevelopment of the former Bayside Expo Center property in Dorchester.
“We pursue diverse and inclusive change intended to address the wealth gap that creates the need for places like this, and healthy and safe places for all,” Sykes said. “Concrete actions must begin now.”
