AEW Capital Management is expanding at the Seaport East office tower after signing a new 12-year lease.

A tenant at the 502,000-square-foot tower since its completion in 2000, AEW will occupy nearly 75,000 square feet, an increase of 9,500 square feet.

The 16-story tower owned by Pembroke Real Estate is 100-percent leased. Amenities include Morton’s The Steakhouse, Cosi and a glass-enclosed Wintergarden atrium served by Fooda.

Newmark Knight Frank’s William Anderson, Debra Gould and Tim Bianchi represented Pembroke in the transaction. John Lashar, John Barry and Ron Friedman of CBRE represented AEW.
