Boston Properties has submitted new architects’ renderings for its 1.1-million-square-foot redevelopment project in Cambridge’s Kendall Square.

Plans by design architect Pickard Chilton show a 250-foot-tall, 453,768-square-foot commercial tower at 145 Broadway and a 14-story, 318,644 square foot office/lab building at 250 Binney St.

The 145 Broadway tower would replace a 4-story, 78,636-square-foot office building on the site.

Boston Properties is in “advanced discussions” with a company to pre-lease the building, CEO Owen Thomas said during a July 27 conference call to discuss the company’s second-quarter earnings, according to a transcript on Seeking Alpha. Demolition of the existing 32-year-old building would begin in 2017, Thomas said.

The residential portion of the development would include 421,300 square feet of apartments and condominiums in a pair of towers atop Boston Properties’ 6-story “Blue” garage.

The 34-story South residential building along Broadway would contain 350,000 square feet of living space including 80,000 square feet of condos. The North residential building on Binney Street would include eight residential floors above the 6-story garage, with 71,300 square feet of residential space.

“The new buildings will mask the existing parking deck with residential and retail uses, thereby significantly improving the streetscape and quality of the walking experience within the neighborhood,” according to the submission.

This is the first opportunity for Cambridge officials to review the architectural designs. The planning board will hold a hearing on Sept. 20, according to Iram Farooq, Cambridge’s assistant city manager for community development. The design review is the last step of permitting before the issuance of a building permit.
