On a frigid winter day, Samuels & Assoc. President Joel Sklar took in the views from the 30th-floor roof deck of the Pierce Boston and pictured Fourth of July fireworks displays and grilling on warm summer nights.

A hot tub, swimming pool and a dozen “sky cabanas” are among the perks designed to lure to purchasers of 109 condominiums on the upper floors of the 460,000-square-foot tower on the western edge of the Fenway neighborhood.

“There are a lot of people who want a balcony but aren’t going to get one in this building, so the idea was to build a unique amenity that hasn’t been done in the city,” Sklar said.

Listed for approximately $300,000, the cabanas are reserved for Pierce condo buyers. As of late December, 70 percent of the Pierce condos were under agreement for average prices of $1,500 per square foot, while 54 of the 240 apartments on the lower levels were leased. Apartment move-ins are scheduled to begin Feb. 1.

Attracting buyers for multi-million-dollar condos in the Fenway was a last-minute change of strategy for Samuels & Assoc., which modified the building design during the permitting process.

A 22-story apartment tower was approved in 2013 for the half-acre former gas station property. After having built apartment towers such as Trilogy and 1330 Boylston St. in the gentrifying neighborhood, Samuels returned with plans for a 30-story building including for-sale units in 2015 as the financing market for luxury condos improved.

Renters and condo buyers at the Pierce have largely separate common areas, and condo owners have access to the Luxury Attache personal assistant service. On the eastern side of the 30th-floor “Levity Lounge,” which is restricted to condo buyers, a roof deck, hot tub and pool overlook the spine of Boylston Street leading to Back Bay.

But Samuels is counting on continuing changes in the immediate neighborhood as another selling point. Redevelopment of its neighboring Landmark Center continues, with removal of a parking lot to make way for a new 1.1-acre park, and plans for a Time Out food hall with 16 restaurants and outdoor seating.
