Boston-based Trans National Properties has kicked off permitting for a 29-story, 344,000-square-foot tower containing 173 apartments, 122 condos and offices at 2 Charlesgate West in the Fenway.

The Elkus Manfredi-designed tower “will replace an undistinguished, nondescript building with an iconic landmark that will serve as an eastern gateway to the Fenway neighborhood,” Trans National stated in its filing with the Boston Redevelopment Authority.

New lighting and artwork would be installed beneath the Charlesgate overpass in collaboration with Artists for Humanity and the Boston Art Academy.

The half-acre site contains three small buildings including Trans National’s headquarters, all of which would be demolished. Trans National would occupy the 7,500-square-foot office component in the new tower.

A 10,000-square-foot ground-floor restaurant is planned, along with 186 parking spaces located below ground and on the fourth and fifth floors. Resident amenities would include landscaped outdoor terraces and grilling stations on the fifth and 19th floors.

City housing policy requires an 18-percent allocation of affordable housing units. Trans National said it will include 50 percent of the affordable units on-site. For the remainder, it would be required to pay $380,000 per unit to support affordable housing generation in the neighborhood.

The project requires zoning variances for height and floor area ratio.

Trans National is just the latest in a series of high-rise residential projects changing the landscape of the Fenway.

Samuels & Assoc. completed its most recent residential project, the 172-unit Van Ness luxury apartments, last year. It’s partnering with Weiner Ventures of Boston and Chinese investor Landsea on The Pierce, a 30-story tower with 109 condos and 240 apartments, at the corner of Boylston Street and Brookline Avenue.

Skanska Commercial Development USA is building a 215-unit, 17-story apartment tower at 1350 Boylston St., a former Burger King property.

And luxury residential developer Related Beal recently agreed to lease 9 buildings in Kenmore Square totaling 335,000 square feet from Boston University for a potential redevelopment project.
