A Charlestown developer is betting that nine-minute commutes to South Station will be a selling point for a proposed 26-unit condominium project in Uphams Corner.

The development team led by Greg McCarthy has submitted plans for a 5-story, 36,799-square-foot condo building at 706 Dudley St., a vacant triangle of land located 255 feet from Uphams Corner station on the MBTA commuter rail’s Fairmount line.

The $8 million project would include 25 two-bedroom units and a single one-bedroom unit, along with 2,747 square feet of ground-floor commercial space. Designed by Quincy-based architects Choo & Co., the development would include 26 below-grade parking spaces and 26 bicycle spaces.

The project will require variances for floor area ratio, parking, height and open space, according to a notification letter submitted to the Boston Planning and Development Agency by attorney John Pulgini on behalf of the developers.

“The project does require zoning relief but takes into account the positive energy the project will bring to Uphams Corner, minimizing all impacts with its transit-oriented development and urban parking ratio,” Pulgini wrote.
