A Mission Hill multifamily project that’s been in the planning stages since before the pandemic is moving forward with permitting for 80 apartments and 47 condominiums.

Boston-based developer Matthew O’Hara is seeking approval for a two-building project on a group of parcels spanning 0.75 acres on Terrace Street, which are currently occupied by two triple-deckers, a single-family home and auto body shop.

The project is seeking approvals under two separate site plans for a 6-story, nearly 50,000-square-foot condo building containing 47 units and a 6-story, 87,372-square-foot rental building with 80 apartments, including six micro units.

The two sites require a combined 26 variances from the zoning board of appeals

The filing contains details on potential displacement of existing tenants, in compliance with Boston’s new fair housing zoning amendment. The current residential tenants are students who will be vacating the property when their leases or academic terms expire, the application states.

The filing comes just two weeks after developer Mission Associates LLC notified the BPDA of its intent to seek approval for 237 condos and apartments at 80 and 100 Smith St. in Mission Hill.

The two-building, 212,000-square-foot project would be built on a 1.4-acre parcel and include a 17-story tower at 100 Smith St. with 171 apartments, and a 6-story building including 46 apartments and 20 condos.
