Boston’s hotel development boom is spilling into the South Station neighborhood.

A 230-room limited-service hotel proposed for 150 Kneeland St. would provide a transit-friendly option for business travelers and tourists, according to developers Hudson Group, which submitted plans for a 21-story tower to the Boston Planning and Development Agency.

The project would redevelop two parcels totaling 4,824 square feet and replace two vacant buildings including the former Splash nightclub. Plans call for 18 floors of guest rooms and a double-height ground floor with restaurant.

No on-site parking is proposed, requiring zoning relief. Developers say many guests will rely on public transit and ride-hailing services, or park in nearby garages which have capacity of more than 3,500 spaces. Hudson Group estimates that the average guest stay will be one and a half nights, with the bulk of its business generated by midweek business travelers and tourists on weekends.

The project also needs zoning variances for maximum building height and floor area ratio.

Hudson Group, led by Ori Ron and his son Noam, has been active in Leather District development since the 1990s, including a role as co-developer of the 240-unit Radian at 120 Kingston St. and redevelopments of 107 South St. and 108 Lincoln St.
