Developers have unveiled long-term plans for a Huntington Avenue hotel that’s being leased to Northeastern University for temporary student housing during the pandemic.

Newton-based National Development proposes a 10-story, 325-unit apartment building spanning 354,000 square feet. The project will include demolition of the Midtown Hotel and 1 Cumberland St. buildings, according to a notification letter submitted to the Boston Planning & Development Agency.

The project also will include up to 17,000 square feet of retail space and one level of below-grade parking. As proposed, it complies with zoning and will not require any variances, National Development Vice President Samantha Randel wrote.

Northeastern University notified the BPDA last month that it will lease the entire hotel – along with the Westin Copley Place – to provide 487 rooms for students and staff amid its de-densification strategy during the pandemic.

The site includes a nine-unit apartment building located on a 1,720-square-foot lot at 1 Cumberland St. and the 83,778-square-foot hotel on a 1.4-acre parcel.

The First Church of Christ, Scientist put the property on the market in 2018.
