A new condominium project has been proposed just blocks from the large Boston Landing site.

City Realty filed plans with the Boston Planning & Development Agency last week for a 43,820-square-foot, 5-story building on the site of a Meineke muffler shop at 11 Faneuil St., a block off of the busy North Beacon Street corridor.

The 19,530-square-foot lot would host a $13.5 million, 41-unit condominium building with nine studio units, 16 one-bedroom units, four one-bedroom plus units, seven two-bedroom units and five three-bedroom units.

Amenities will include a dog-wash station, a gym, a shared lounge and a shared roof deck. Most of the units will also have their own balconies. The project will include 51 car parking spaces and 52 bicycle parking spaces.

The project’s application states it will need variances from the city Zoning Board of Appeals for the proposed use – multifamily housing – setbacks, floor-area ratio, provision of half the required parking, usable on-site open space, height and lot frontage.
