Dismantling Boston’s elevated Central Artery made properties that previously sat in its shadow more valuable, giving way to condominium developments such as The Boulevard and the proposal by Fortis Property Group to add high-end housing in an addition to the Dock Square Garage.

Real estate bordering another section of elevated roadway – Somerville’s McGrath Highway – could see a similar transformation, as the Massachusetts Department of Transportation prepares to remove the rusting McCarthy overpass.

HFF Boston is marketing a 0.4-acre site at 352 McGrath Highway, currently occupied by a 12,107-square-foot Taylor Rental sales center and warehouse. Under proposed zoning changes in the city’s SomerVision planning process, the neighborhood could accommodate five-story residential buildings by-right, noted Mike Restivo, a broker for HFF.

While the property has attracted interest from some retail and brewpub users, it’s most likely to be acquired by a multifamily developer, Restivo said.

MassDOT plans to demolish an elevated section of McGrath Highway in a project scheduled to begin in 2026. In place of the 1950s era structure, MassDOT plans to build a four-lane surface street, widening to six lanes at certain intersections, along with wider sidewalks. The Boston Cyclists Union is lobbying for robust bicycle infrastructure.

Another transportation project – the extension of the MBTA’s Green line to Union Square and beyond in 2021 – has already attracted major developers to the neighborhood. Union Square Association is leading the 2.4-million-square-foot Union Square redevelopment, and recently added a partner in Skanska for the first phase of commercial development.
