The Boulevard, the first residential building to be constructed along Boston’s Rose Fitzgerald Kennedy Greenway since the dismantling of the elevated Central Artery, is on track for completion in August.

Designed by Boston-based Finegold Alexander Architects, the 12-story tower at 110 Broad St. will contain 36 condominiums including five artist lofts, a 3,500-square-foot cafe and underground parking for 48 vehicles in an automated system. A topping-off ceremony was held at the site Tuesday.

Nearly 70 percent of the condos are under agreement, with asking prices on available units starting at $2,585,000, according to Shannon McNamara of Boston-based Campion & Co.

The development replaces a four-story building and a 19th-century warehouse designed by architect Charles Bulfinch, and most recently occupied by The Littlest Bar and The Times restaurant. A portion of the original facade was retained and restored.

New Boston Ventures led the development team, with groundbreaking taking place in early 2016. Excavation was halted for several weeks in mid-2016 to avoid disruption of cable TV service during the 2016 Summer Olympics, since the work included relocation of a Comcast transmission line.

Construction is led by Commodore Builders and Walsh Brothers.

“The Commodore Builders/Walsh Brothers team and its subcontractors have done an extraordinary job navigating the deep excavation on an incredibly tight site while preserving the historic Bulfinch façade, constructing an underground 4-story garage and erecting a new 12-story building around it,” Commodore Builders CEO Joe Albanese said in a statement.
