Two separate developers are set to begin construction of 44- and 38-story towers near Boston’s North Station, contributing to a building boom that’s already added more than 800 luxury residences since 2016, with nearly 600 more already under construction.

Equity Residential executives said Wednesday they’re ready to break ground on a 44-story, 469-unit apartment tower that would become Boston’s tallest apartment building. Demolition of the half-century-old garage on Lomasney Way will begin this summer and completion of the $410 million tower is scheduled for late 2021, CEO David Neithercut said.

And Boston Properties has added a 38-story, 440-unit apartment tower at the Hub on Causeway to its $3.4 billion active development pipeline. Delivery of the first units is scheduled for late 2019, executives said during a conference call. Boston Properties’ share of the joint venture with TD Garden owners Delaware North Cos. totals $154 million.

Developers are scheduled to deliver 4,500 apartments in Greater Boston this year, Neithercut said.

“Good news continues to be abundant in Boston as many of the large technology and biotech firms continue to take down large swaths of office space,” Neithercut said, mentioning Philllips North America’s recent lease of 243,000 square feet at Cambridge Crossing.

More than 800 apartments recently have been completed in the neighborhood, including Avalonbay Communities’ 503-unit Avalon North Station tower, which opened in December 2016, and Trinity Financial’s 320-unit One Canal, which was completed in early 2017.

Related Beal is nearing completion of its 157-unit luxury condo building on Lovejoy Wharf, and construction is under way at on a 480-foot tower containing 368 apartments and 55 condos at HYM Investment Group’s Bulfinch Crossing redevelopment of the Government Center garage property.

A topping-off ceremony was held Tuesday for the first phase of the Hub on Causeway project, which includes 210,000 square feet of retail and restaurant space including a Star Market, 15-screen ArcLight Cinema, Live Nation concert venue and a 175,000-square-foot office building, which will be anchored by online security specialists Rapid7.
