A Downtown Crossing apartment building that attracted a new ground-floor tenant last summer in Democracy Brewing has been sold for nearly $20 million.

Boston-based Premier Capital Partners LLC acquired the property from JPO Torrington LLC and an affiliate of Boston-based Mount Vernon Co.

Located on a half-acre lot, the 22,360-square-foot building completed in 1899 contains 48 residential units on the upper floors which are 100 percent leased, according to Russell Oken, a managing member for Premier Capital Partners.

“It’s a fantastic area with a lot of growth taking place, and the economics worked,” Oken said. “As the city grows, secondary markets are coming around.”

The property previously sold for $12 million in September 2016.

Democracy Brewing opened a “traditional public house” style brewpub in July 2018 and leases 15,000 square feet on the ground floor and basement.

Led by managing members Oken and Robert Weintraub, Premier Capital Partners syndicates its investments to high-net worth individuals, family funds and institutional investors. The company owns nearly 1,000 apartments in Connecticut and Massachusetts, Oken said.

Colliers International represented the sellers. Hingham Institution for Savings provided $13.45 million in mortgage financing.
