Where: Boston
Owner: Invesco Real Estate and Crosspoint Assoc. Inc.

A 26,961-square-foot lease by Seismic Inc. has brought 25 Thomson Place up to 85 percent leased. The sales and marketing firm will expand and relocate from 239 Causeway St. in Boston this July.

The 109,960-square-foot 25 Thomson Place is part of a 10-building brick-and-beam portfolio acquired in 2014 for $183.5 million. Health care consultant DrugDev leased 16,437 square feet in 2016, in a relocation from Newton, while Catalant Technologies moved into a new 27,000-square-foot office in June 2017.

JLL Managing Director Ben Heller and Executive Vice President Roger Breslin represented building owners Crosspoint and Invesco. Executive Vice President Bryan Sparkes and Associate Hardy Allen negotiated on behalf of the tenant.

Since acquiring the 6-story 25 Thomson Place as part of a 10-building Fort Point portfolio in 2014, the owners have updated the lobby and elevators and obtained approvals for new street-level retail and restaurant space.

“25 Thomson is highly competitive in the Boston market. With JLL we have effectively positioned it as an ideal place for growing tech-based companies in the city’s hottest neighborhood.”
