Boston Properties has kicked off permitting for a redevelopment of a prime Kendall Square property to accommodate Google’s expansion in the Cambridge tech hub.

The proposed 325 Main St. project would replace the four-story MIT Coop building with a 16-story, 387,187-square-foot office building designed by Pickard Chilton architects.

At a Cambridge planning board meeting Tuesday, Boston Properties presented plans for the development which would connect to Google’s offices at 355 Main St., the Boston Business Journal reported. The project requires a special permit from the board.

The first phase includes the 280-unit Proto residential tower nearing completion at 88 Ames St., a build-to-suit, 486,000-square-foot office tower for tech giant Akamai at 145 Broadway, and tech office space at 255 Main St.

Boston Properties had been approved for a new commercial building at 250 Binney St. but now is seeking to transfer the development rights to the proposed office tower at 325 Main St.

In materials submitted to the city, Boston Properties said the new office building “will significantly enhance and enliven the public realm in multiple ways,” including redesigned ground and second floor of retail space and a new pedestrian connection to the neighboring Kendall Square roof garden.

Kendall Square commercial rents continue to lead all submarkets in Greater Boston, as tech and life science companies lease space in new developments prior to groundbreaking.

Asking rents for class A office space in East Cambridge now top $90 per square foot, according to a report released Wednesday by Newmark Knight Frank, with a vacancy rate of 1 percent in the 5.7-million-square-foot submarket.
