The first two retail tenants have signed onto Jefferson Apartment Group’s redevelopment of the former Malden City Hall property into a 320-unit apartment complex as construction nears completion this summer.

Soul City Yoga and gourmet cafe Landsmith, two locally-owned ventures, have leased ground-floor storefronts in the J Malden Center complex.

Founded by pastry chef Heather Schmidt, co-founder of Somerville’s Union Square Donuts, Landsmith is a new coffeehouse and cafe with an outdoorsy twist. Schmidt plans to host workshops on topics such as trail running and bicycle maintenance and serve up coffee, beverages and sandwiches.

J Malden Center is the second location for Soul City Yoga, which originated in Lynn and is owned by Shanel Anderson.

The developers made a priority of finding local entrepreneurs for a portion of the retail space, said Sandi Silk, senior vice president and development partner at Jefferson Apartment Group.

“We’re really focused on getting a great mix of experienced operators, with both independent and established groups,” Silk said.

Boston-based Graffito SP is the leasing broker for the project’s 24,000 square feet of retail space. It’s marketing remaining footprints ranging from 2,500 to 5,000 square feet.

Malden’s downtown is going through a real transformation, and the new J Malden Center development has been a major catalyst,” David Downing of Graffito SP said in a statement. “The incredible visibility of the retail spaces along both Commercial and Pleasant Streets as well as the proximity to the Malden Center Orange Line station have garnered a lot of interest.”

The first apartment units are scheduled for completion this summer and the retail tenants will open in the second half of the year, Silk said.
