Three life science companies have signed leases totaling 166,000 square feet at a Waltham office-to-lab conversion project currently under construction.

Boston Properties began its speculative conversion of the 224,000-square-foot 880 Winter St. property to life science space earlier this year.

“We are thrilled by these agreements, as they reinforce the desirability of Waltham as a leading destination for life sciences organizations to attract and retain key talent and facilitate scientific discoveries,” Boston Properties Executive Vice President Bryan Koop, said in a statement. “In addition, they demonstrate our continued ability to convert existing buildings for life science uses to meet the growing demand for space by organizations in the industry.”

Delivery of 880 Winter is expected for the second half of 2022.

The companies leasing space are:

  • TScan Therapeutics: 115,000 square feet
  • RVAC Medicines: 37,000 square feet
  • EdiGene: 14,000 square feet

BXP is also building a 330,000-square-foot lab building at 180 CityPoint in Waltham, next to its now-fully-leased CityPoint office complex.
