Verizon Inc. will reserve five floors for incubators and tech accelerators as it opens its new 450,000-square-foot offices at The Hub On Causeway in 2021.

Verizon employees will occupy an additional 11 floors in the 31-story office tower. As first reported by Banker & Tradesman in March, developer Boston Properties redesigned the tower originally approved in 2013 with larger floor plates to accommodate Verizon’s preferences for large open-format workspaces.

A covered roof deck with Zakim Bridge views will host meetings and social gatherings, and the Verizon Foundation will use it for teacher training and student events related to STEM curricula.

“We want an environment that goes beyond a traditional meeting spot and creates a perpetual destination for the tech community, transcending the ideology of the office by welcoming organizations, entrepreneurial companies and individuals to enjoy the amenities we have to offer,” said John Vazquez, Verizon’s senior vice president of global real estate and supply chain, in a statement.

The North Station offices are expected to replace Verizon’s East Coast Innovation Center at 60 Sylvan Road in Waltham, Massachusetts Secretary of Economic Development Jay Ash told Banker & Tradesman in August. A Verizon spokesman today declined to comment on the future of the Waltham facility.

The real estate agreement was overseen by the Cushman & Wakefield brokerage team led by Josh Kuriloff in New York and John J. Boyle III in Boston.

The $854 million Hub on Causeway project is a joint venture between Boston Properties and TD Garden owners Delaware North Cos. The 1.9-million-square-foot development includes a podium office building primarily leased to Rapid7, 440-unit apartment tower, live music venue, Star Market and 15-screen cinema.
